Can you hold a place before I apply?
We operate on a first-come, first-served basis, and a property is secured only when a completed application and required fees have been received. We encourage you to apply as soon as you find a home that feels right. We want the process to be smooth and straightforward for everyone involved, and submitting your application promptly is the best way to move forward with confidence. -
Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs vary by property, but residents are typically required to pay the first month's rent and a security deposit prior to receiving keys. All move-in requirements will be clearly communicated during the application process so there are no surprises. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a lease agreement, which is 18 years or older. Every adult who will occupy the home must submit a completed application and meet our qualification requirements. -
Is the deposit refundable?
Security deposits are refundable when the home is returned in good condition, all lease terms have been fulfilled, and there are no outstanding balances. Deductions may be applied for unpaid rent, damages beyond normal wear and tear, or cleaning fees. We handle security deposit dispositions in full accordance with Virginia law and with the same transparency and integrity we bring to every part of our work. -
Who needs a cosigner?
A cosigner may be required when an applicant does not fully meet our income, credit, or rental history qualifications. Cosigners are held to the same financial standards and must sign a guarantor agreement. We review every application thoroughly and individually, and our team is happy to walk you through what is needed. -
You have a property I want to rent. How do I apply?
Applications can be submitted online, and we make the process as clear and accessible as possible. You will need to provide a completed application, the application fee, proof of income, and valid identification. Our team reviews applications carefully and with a genuine commitment to treating every applicant with fairness and respect. -
How do I pay rent?
Rent can be paid online through your resident portal, by automatic bank transfer, or by check or money order depending on your property. We provide convenient payment options because we believe making it easy to pay on time serves everyone well, residents and owners alike. -
I want to get a pet. What should I do?
Reach out to our team before bringing a pet into your home. Pet policies vary by property, and some homes allow pets with an additional deposit or monthly pet rent while others have restrictions in place. We are happy to help you understand what applies to your specific lease so the right expectations are set from the start. -
I want to move out, but my roommate wants to stay. What should I do?
Because all residents listed on a lease share responsibility for the full lease term, a change like this requires management approval. The resident who wishes to stay may need to requalify independently or identify a suitable replacement resident. Please contact our team as early as possible so we can guide you through the process and find a resolution that works for everyone involved. -
My lease expiration is coming, and I want to move out. What should I do?
Your lease outlines a required written notice period before vacating, and it is important to submit your intent to vacate in writing before that deadline passes. Reach out to our team if you have any questions about your specific requirements. We want to make your transition as smooth and stress-free as possible and will do our part to ensure the move-out process is handled with clarity and care. -
Who is responsible for paying for repairs and maintenance requests?
Cornerstone handles routine maintenance and repairs as part of our commitment to keeping your home in good condition. Residents may be responsible for costs associated with damage caused by negligence or misuse. We ask that all maintenance requests be submitted promptly through the appropriate channels so our team can respond quickly. Caring well for the homes and the people in them is central to who we are, and we take that responsibility seriously.
